Secured construction-to-permanent loans are widely accessible for all three framing choices, provided the structure meets the International Residential Code (IRC) and maintains a clear majority of finished residential living space.
No matter which framing method you choose, a borrower must navigate specific qualification metrics to clear a construction-to-permanent closing: 
  • Credit & Debt Profiles: Aim for a target credit score of 680 or higher alongside a debt-to-income (DTI) ratio under 43%.
  • Down Payment Expectation: Plan for a cash layout or existing land equity equivalent to 10% to 20% of the total structural project cost. 
  • The Contingency Buffer: Lenders typically mandate a built-in 10% cash contingency fund within your construction budget to cover sudden price swings or site-prep overruns

Framework Financing Comparison

The structural category you choose dictates how easily your appraiser can find local "comparable properties" (comps), which is the most common roadblock to getting a loan approved.

Rigid Steel Moderate. Lenders sometimes flag it initially as a commercial building. Moderate. Requires specialized metal-home comps or niche underwriting. Strict. Monolithic engineered concrete slab with heavy anchor bolts.  Typically appraised as stick built on the interior.

Post-Frame Moderate. Risk of being classified as temporary or agricultural barn structures. Hardest. Requires a local history of "pole barn homes" or specialized lenders. Extremely Strict. Posts cannot be directly buried in dirt for most agency loans. Typically appraised as stick built on the interior.

To get your barndominium funded, you must use a Construction-to-Permanent Loan (often called a One-Time Close loan). This structure covers the land purchase and building costs during construction with interest-only payments, then automatically converts into a long-term mortgage once complete.
